Just took a few listing photos of a condo in the Residence Section at The Plaza for Michael Bolla at Luxury Lofts and Homes.

The recent work we did for Michael Bolla at Luxury Lofts and Homes involved the sunset shoot of a $16M Penthouse Loft on the westside overlooking the Hudson. The chosen photos were then retouched to remove hanging light fittings & visual clutter items.

Just completed extensive interiors/exteriors photo documentation shoot of newly constructed six story condominium building in the Meat market section of New York City, for Petro Real estate Development Corp. The visuals were then arranged in a series of photo layouts and installed into the projects section of the Petro web site.

New site for First Management, a commercial real estate firm in Omaha, Nebraska. This was an upgrade to their original site, adding database integration and new visuals to display it all.

It has taken a while but realtors are finally getting the message that nothing helps sell a property more effectively than a good photo. Several of our realty clients have upped the ante and in going the extra step have really seen it pay off.

Longtime client of ours, Catskill Concepts, recently updated their site that showcases their Catskill property listings. The project involved location photography which had us making a few day trips to the popular mountain resort area with cameras in hand.

The realty site that we just launched for top Westchester producer Luis Fernandez shows a more whimsical approach than most of the standard template based sites that you see from many realtors these days. Lots of photos, custom graphic titles and a break from the cold corporate look. He says he is getting a lot of attention and a lot of compliments as well and guess what? Lots of Sales !!!!!

ColdSpringLiving.com is a new magazine site that showcases destination and lifestyle in the lower Hudson Valley.

This project involved days of location photography, scouting the lower Hudson Valley, visiting the River Towns from Manhattan north to Beacon, as well as a few stops on the other bank, like West Point and the Nyacks.

The Main Street module  is creating quite a bit of interest with several other towns looking to add their own.

Over the past few years we have done several property showcase sites for developer Catskill Concepts. The latest features the Trailhead Village townhouse community in Tannersville, NY. The project involved several trips to the area to shoot the multicolored village of Tannersville and the various buildings that makeup the Trailhead Village complex, townhouses and clubhouse. As the property is not yet finished, we did quite a bit of photo rendering to show it in its finished state, complete with landscaping. This also allows for brochures to be designed and printed ahead of the completion date of the property. Here's the link to the Trailhead Village site and here's a link to some of the renderings.

Limited Editions Realty in Cold Spring is adding a DVD Slideshow to their window display and this will run 24/7, showing their current listings in the Garrison/Cold Spring area. This is a new sales tool that we are offering and it is obviously ideal for realtors and the travel industry. Slideshows are made to order with custom transitions and feature sales and marketing elements beyond the usual fare, resulting in a fresh and entertaining approach. Including a downloadable, printable pdf of a site is something that realtors and land developers are finding increasingly useful for their target audience. A good example of this is on the Catskill Concepts site which contains two PDFs, one for the main site and one that is dedicated to a feature property, Jefferson Ranch. What this gives you is a full color online updateable brochure?

Lou, Nora Preusser and her son John, discuss adding a new section to their realty site, preusser.com. Most of our realtor clients started out with a very basic site and have just been adding to it as they go. Preusser is one of a handful of realtor sites we have done for those who want something a little more original, more personalized and less format oriented, more boutique-like. These types of sites seem to have a certain wamrth and user friendliness about them unlike the cold corporate templated versions that basically all look the same.

Limited Editions Realty in Cold Spring recently added a new section, 10 Steps to Selling Your Home, instructing sellers how to prepare their home for sale. It was a lot of fun and a bit of a challenge, scouting the neighborhood for the appropriate shots.

Mike Sheehan, owner of MFS Masonry, tells us how great it is when someone calls him for a quote. He tells them to dial up the web site and they look at his work together while on the phone. This has increased business enormously for him.

Petro Real Estate Development Corp in Mamaroneck, just north of NYC, recently launched a mini site to showcase their construction projects. The site is very 'to the point' and gave us the opportunity to get some fresh air as we photographed their current New York area projects.

Whether you are siting a new project, building a new project, landscaping or remodeling an existing one, photo renderings are an invaluable illustration and presentation tool.

Because most people can't see what your vision is without an illustration in front of them, photo renderings can communicate something that does not exist yet and are a dynamic way to feature a property in a different setting, season or landscape.

Here is a photo that appeared in print ads for newly completed Trailhead Village in Upstate New York. When we arrived to take the shot it wasn't quite finished. Adding a pool in just the right spot can be a hard decision when you've got this much space, so we added one digitally to see how it would fit.

 
Rendering for a proposed new firehouse for the Village of Cold Spring, NY. Location was photographed and the firehouse was rendered to the design specs provided by the village fire department.
This commercial property in the Bronx was about to undergo extensive structural renovations. The structure was to be enlarged to encompass more retail floor space and have larger windows on the second floor, an additional entryway with an escalator at ground level and modernized to achieve an updated look.
Should the stairways be parallel or cris cross?
What about the windows? Doors?
A rendering can help focus.
In this example the developer needed to visually present how the shopping center would look with either Walmart or Best Buy taking over the current Bed Bath and Beyond space. Apart from additional external features such as awnings and signage that were to be added, the current roof was to be upgraded as well.

Trying to sell a property in Winter gloom can be an uphill battle so Upstate property developers, Catskill Concepts, asked us to show what the property would look like 6 months later. Winter was changed to Summer, a new stone front wall was applied, a paint job was applied and landscaping was installed.
